Two builders can quote the same home and deliver completely different experiences. Price matters, but track record, communication, and fit matter more. Here's how to vet one properly.
Experience with your kind of home
Years in business matter, but so does relevant experience. Ask how many homes of your style and scale they've built — a builder fluent in your type of project will anticipate problems a generalist won't.
References and past work
Ask for recent clients you can contact and photos of finished builds. When you call references, ask about budget accuracy, whether the schedule held, and how problems were handled — not just whether they were happy.
Who actually does the work
Find out whether the builder uses a consistent crew and vetted trades or assembles a different team each time. Consistency shows in the finish and the accountability.
What sets them apart
The answer reveals priorities. At Hoss Development, engineering-trained leadership sits at the centre of every build — which shows up in the decisions you never see, and the finish you do.
A quick vetting checklist
- How many years, and how many homes like mine?
- Can I contact recent clients and see finished work?
- Who's on site, and who's my point of contact?
- Are you HCRA-licensed, insured, and WSIB-covered?
- How do you handle changes, delays, and the final price?
