Credentials aren't a formality — they're your protection if something goes wrong. In Ontario, there are specific things to confirm before you sign, and all of them are verifiable.
HCRA licensing (for new homes)
Builders and vendors of new homes in Ontario must be licensed by the Home Construction Regulatory Authority (HCRA). Licensing is what ties your home to the mandatory Tarion warranty. You can look up a builder's licence on the HCRA's public registry — and any reputable builder will give you their licence details without hesitation.
Liability insurance
Ask for a Certificate of Insurance showing commercial general liability coverage. This protects you if there's property damage or an incident during the build.
WSIB coverage
Workers on your site should be covered by WSIB (Ontario's workplace insurance). Without it, you could face exposure for an injury on your property. You can request a WSIB clearance certificate.
What to ask for — in writing
- HCRA licence number (and confirm it on the public registry)
- Certificate of Insurance for general liability
